Parking

Park directly in front of the entry steps.

Linens

Towels, napkins, extra linens are in the bedroom closet, first shelf. dishtowels on kitchen sink cabinet door. cleaning rags are beneath the sink.

Soaps

Bathroom soap is Dr. Bronner's Pure Castile Baby Unscented. others (dish, hand) are Common Good™, scentless, from the Green Store in Belfast, ME.

Food Limitations

The nearest restaurant with evening hours will be in Waterville, 25 minutes. The closest food is Tobey's Grocery in South China, which also offers take-out sandwiches and pizza until 9:00 PM.

Provided

Various coffees, pour-over filter-holder. grinder, electric kettle.

Kettle

Fill to 3/4, plug in, depress switch and heat water to 204° – 207° F.

Grinder

measure 1/3 level cup of coffee beans into hopper and grind with setting “12” to “14”.

Carafe

Place filter into pour-through filter-holder, add ground coffee to filter, then pour over to 500 ml.

Additives

Sugar, etc. in cabinet above sink.

Please utilize the range hood exhaust system when cooking, especially when frying.

1. The On/Off switch for range hood fan and variable speed rotary dial are located on the underside the hood canopy on the controller (pictured). to the left are similar lighting controls.
2. Induction compatible cookware are located the lower right drawers.
3. Please note: only induction-compatible cookware can be used with the cooktop, which include cast iron and steel. Aluminum can not be used.

Provider

Starlink internet was installed in December, 2021.

Performance

It's fast (150/25) MBS with good availability and lgood latency (40 ms).

One independent heat pumps per room, controlled its wall thermostat. Close windows if heating or cooling is operating.

Thermostat mode

Repeated presses of the Mode button will cycle through heating, cooling, etc.

Thermostat set-point

Touch the screen in its area below the displayed set point temperature. "+" or "-" to raise or lower the temperature set point

Manual

A operation manual is in the laundry room on shelf to left.

Mechanical ventilation is required if windows are closed: the building's air leakage rate is extremely low.

Controller

If windows are open, the HRV will be off by default, but it remains enabled for bathroom-boost mode. If windows are closed, the HRV will be on at its background air exchange flow rate.

Enable

Each ceiling fan is enabled by a wall switch. Once that switch is on, the fan and its light can be controlled with the fan's remote controller.

Controller

Remote controllers are in wall-mounted holsters in closets.

Cloth Towels

Please use cloth towels (kitchen sink cabinet on rack) or rags (a stack in the kitchen sink cabinet) for spills, etc.

Refuse

Dispose of general waste into the kitchen sink cabinet, pull-out, container.

Compostables

Compostable materials, such as plants, egg shells, coffee grounds can be added to the under-sink left container.

Recyclables

Cans, bottles and other recyclables into the under-shelf container to the right of the desk.

Grease/Chemicals

Do not dispose grease or chemicals to the sink drains or toilet. Set aside, alert Bob for removal.

Pet Waste

Pet waste must be picked up and disposed into trash.

Leashed

If outdoors and off the premisses, pets must be leashed always.

Supervised

If outdoors and on the premisses, pets must be supervised.

Odor

Do not use "air freshener" or other scented materials!

Bedroom

The bed is a Circle Furniture Moondance™ and Avacado™, queen mattress.

Living Room

The sofa converts to a bed (Condo Furniture Inc.)

1. To Convert:
1. Remove cushions and set aside.
2. Move flap and locate lift handle in front.
3. Lift and pull to unfold and expand to set back legs on floor.
4. Finish the unfolding to set the front legs on floor.

2. To inflate the Air Dream™ mattress:
1. The mattress inflates via its handheld controller.
2. Locate the handheld controller, photo shown at top.
3. Press "inflate" to fill, "deflate". to soften or collapse.

Spare Sheets

Sheets are in the bedroom closet, second shelf to right.

Controller

Press the fan boost switch on its wall-mounted controller.

Press

Press button firmly and release. the indication LED above the "Push" button should blink.

Press Multiples

Single press for 20 minutes, multiple presses for additional 20 minute intervals up to an hour

Service

Television service is streamed: it's via the Internet, only.

Input Source

Use the TV's remote to select the input source, the Roku controller or your computer.

Volume, channel control

Use the TV's remote to select the input source, then use Roku controller exclusively to adjust volume or channel.

Roku Remote Controller

Switch on with Roku, press the Roku's home button, use arrow keys to navigate. the volume keys are active.

TV channels

ParamountPlus and YouTubeTV are available (select Guest). Text Bob for others.

1. Washer
1. Powdered detergent on rack to left of the machines.
2. Loosely add items no higher than the top row of holes on the basket.
3. Add detergent directly to the basket, maximum two tablespoons.
4. Rotate the Washer Cycles knob to “wake up” the machine.
5. Select the wash cycle and other settings, and press Start.
2. Dryer
1. Load items loosely.
2. select a cycle and press Start.
3. See complete directions on rack at left.

Ticks!

The tick season has resumed. It's good practice to wear long pants tucked into socks when walking through woods or fields.

Types

Most prevalent are the American Dog, or Wood, tick. Less frequently, are the smaller Black-legged ticks, some of whose bites can transmit bacterial disease.

Inspect

All skin areas should be inspected daily.

Removal

Before attachment, ticks can be removed by hand. If attached, tweezers are useful.

Located in the cabinet below the kitchen sink.
